Two people can't get past each other at the island, the pantry is somehow on the wrong side of the room, and everyone still ends up standing in the exact spot where the dishwasher door opens.
We design kitchens around the way you actually cook and gather rather than the way a showroom photographs, which usually means solving the traffic before choosing a single finish.
Our design team and our construction team are on the same side, so what gets drawn is what gets built, at the number we quoted.

Where to Spend and Where to Save on a Kitchen Remodel
Not every part of a kitchen deserves the same slice of the budget, and a good builder should tell you that up front.
Spend on the things that do the most work. Solid cabinetry, quality countertops, durable flooring, and a layout that genuinely fits how you cook are what make a kitchen feel right twenty years from now. Those are also the hardest things to change later.
Save on the pieces that swap out easily or don't take daily abuse. Decorative lighting, hardware, and a fashionable backsplash can all be updated down the road without touching anything structural.
The one place we never cut is what's hidden behind the walls. Plumbing, wiring, and structural work cost a fraction to do properly now compared to redoing them later, and in older Charlotte homes there's almost always something back there worth addressing while it's open.

Almost always because the quotes aren't describing the same project. One estimate might carry a $15,000 cabinet allowance while another assumes custom boxes, or one includes moving the plumbing and the other leaves it where it sits.
Allowances are where most of the difference hides, since a number that looks low often just means the decisions haven't been made yet.
Our estimates are built on a written scope of work, so you can set ours beside anyone else's and see exactly what's in each one. If a competitor comes in lower, we'd rather help you understand why than talk you out of it.

Usually, yes, and it's one of the most common requests we get in homes built before open plans became standard. The question is what's inside the wall. Load-bearing walls can come out with a properly sized beam, and plumbing, ductwork, or electrical running through it just means rerouting rather than stopping.
We'll figure out which situation you're in during the site visit and tell you what the structural work adds before you fall in love with the idea.

The four we find most often are undersized electrical panels, aging galvanized supply lines, water damage in the subfloor beneath a dishwasher, and walls and floors that were never square to begin with.
None of that is unusual in a house built before the mid-eighties, and none of it is a reason to avoid the project. It does explain why we look carefully before putting a number on paper, since a surprise found during a site visit is a line item and the same surprise found after demo is a change order.
